Home Park is a grid of small houses just north of Georgia Tech, built for mill workers and now mostly student rentals. For visitors it is a quiet, cheap position between two things worth walking to: Tech and the campus edge to the south, West Midtown’s restaurants to the west.

Why stay here

Position for the price. At $116 you are twenty-six dollars below Midtown and thirty-six below West Midtown, and you can walk to the latter’s restaurants in ten to fifteen minutes — which is the single cheapest way to eat well in Atlanta without a car.

It is also quiet in a way that suits a longer stay. Flat streets, small houses, a couple of neighbourhood parks, and the Tech campus and its coffee shops immediately south. Midtown station is a twenty-minute walk east if you do not mind the hill.

And the stock is the kind that suits a group or a family: whole houses rather than hotel rooms, with kitchens, porches and free parking, priced for students rather than visitors. For four people over five nights, nothing inside the loop competes.

Where exactly to sleep in it

Three positions, and they are really about which walk you want.

South, towards Tech Closest to campus, Tech Square and the shortest walk to a rail station. Getting around from here

Midtown station on the Red and Gold lines is about a twenty-minute walk east, or ten minutes by bus or bike; Tech Square is closer. From the airport, ride to Midtown station and walk or take a short ride — about forty minutes.

The Tech campus shuttle and the local buses are more useful here than in most neighbourhoods, and a bike is better than both: five minutes to West Midtown, ten to Midtown, fifteen to the BeltLine at 10th Street.

Walking east to Midtown involves crossing under or over the interstate spur, which is the least pleasant part of the route and the reason most people bus or ride it rather than walk it twice a day.

Parking is free but tight in term time, when the student population fills the streets. Out of term it is empty, and that is also when the rates here drop hardest.

Eating and evenings

Almost nothing in the neighbourhood itself beyond campus-adjacent pizza and coffee. The point is that you are a walk from two good options: West Midtown to the west for proper restaurants, Tech Square and Midtown to the east and south for everyday food.

If you have booked a house with a kitchen — which is most of what is available here — use it, because that is where the real saving sits. There is a supermarket within a short drive and a couple of smaller shops within a walk.

Evenings are student-quiet: not empty, not lively, occasionally loud on a weekend in term. For a night out you walk or ride to West Midtown or Midtown and come back the same way.

Through the year, and what it costs

Home Park runs on the academic calendar more than the tourist one. Rates are highest in September and October — term plus football Saturdays plus the city-wide October peak — and lowest from June to early August, when the students leave and whole houses can be had for well under the median.

Football weekends are the specific thing to check. Bobby Dodd Stadium is a few minutes south, and on a home Saturday the neighbourhood fills with cars and noise and the rates rise accordingly. There are six or seven of them a year and they are published well in advance.

Summer is therefore the recommendation: cheaper, quieter, and the walks to West Midtown and Tech Square are short enough to do in the heat if you go early or late. December’s break is the other good window.

Come in summer June to early August is when the student stock empties and whole houses fall below the median. Quieter, too. Cheapest June–Aug Check the football fixtures Bobby Dodd Stadium is minutes away. Six or seven home Saturdays a year fill the streets and lift the rate. Who should stay somewhere else

If you want to walk out of the door into something, this is not it — Home Park is a residential grid and everything is a ten to twenty-minute walk away. Midtown for twenty-six dollars more removes all of that.

If you are here in term time and want quiet, note that this is student housing at heart. Summer is cheaper and calmer, which is when we would recommend it.

And if you are relying on rail, the twenty-minute walk to Midtown station via an interstate crossing is the weak link. Georgia Tech next door puts you three to four minutes from North Avenue for eight dollars more.

The $116 median is the middle of every bookable double we could see in Home Park for a mid-week stay in the next sixty days, recorded this week and excluding tax, resort fees and parking. Where the stock is thin, the sample is small and the number moves more than elsewhere — treat it as a direction, not a quote.

Yes, if walking is fine with you. It is the cheapest way to be within walking distance of West Midtown’s restaurants, and it is twenty-six dollars a night below Midtown.

Can I walk to Georgia Tech? +

Yes — the campus starts at the southern edge and Tech Square is ten to fifteen minutes. The campus is pleasant to cut through and has the nearest everyday coffee.

Is it noisy in term time? +
